Hand Support Has anyone ever had main support beams replaced in a house?
We are looking at a 106 year old farm house that has the original hand-hewed support beams in the basement. The house is in great shape except for the second floor-it sort of tilts towards the middle of the house. We noticed some dry rot with the beams, and obviously they would need to be replaced at some point. Anyone have any expereince with this? Is it even possible? We've looked at the house only once, what's next? Should we get an engineer or have a construction company quote us a price for the work or just bag the idea altogether?
If It is just the main beam in basement causing the problem..not too bad. The old "tree" can be replaced with laminated wood or steel member. Use house jacks along floorjoists to take load off existing beam.& Install temporary support columns. Then cut out the tree. Install new beam & resupport w/ new columns. An opening in each end of foundation is needed to slide in new beam & support on each end While you're at it ,new footings for columns should be considered since you will probably need fewer columns spaced further apart "Lally" columns are cheap & can be cut to order. An engineering design certificate may be required to specify structural members. Good luck
